现在的市场由于一些卖家房子卖不出去,想暂时转租房。
通常第四季度是租赁淡季。今年8月和9月,我们有6 家租客要搬走, 主要有三个原因:
1)想要降低生活成本
2)工作搬迁
3)买到房子了


我们如何帮忙找到稳定租客,
增加您的年度收入呢?

第一步,我们会提前3个月前检查租赁更新计划列表 — 当前租金、市场价值、新租金估计……为确保租户的居住,我们会先做评估

第二步,我们会询问业主,看他们是否愿意出售或提供续期。由于市场的变化,根据房屋条件和周围环境的不同,有些房子的租金维持在去年的水平。

第三步,向租客发出续租通知,让租客接受续租(他们可能想要搬出去,以节省租金成本,租客有30天考虑。)

第四步,在租约到期前1个月,我们会查看租户的决定。

第五步,续约签字 Renew Signed

第六步,通知业主我们已续租、新租金和新约的到期日。

第七步,我们的财务部门会在房产管理系统网站上输入续约细节和新租金。

【English version】How do we do lease renewal behind the scenes?

Why you want to keep stable tenant at this changing market? Our goal is to secure stable tenant . We are at same boat. In the long run, increase your great annaul income .

At this market , more rental listing due of some seller cannot sell, want to rent for now. normally 4th quarter is rental slow season. Aug and Sep we have received move out requests due of tenant want to reduce the cost, job relocation or bought the house.

How our team get lease renewed for you behind the scene?

Step1, 3 month ahead we will check lease renewal plan list -current rent , market value , what will be new estimate rent to secure tenant's stay, we do evalation first

Step 2, we will check with owner to see if they like to sell or offer renewal. Due of market changing , depend on house condtion and neighborhood, some house keep the same rent as last year.

Step 3, send lease renewal notice to tenant for tenant to accept lease renewal ( they may want to move out to save the rent cost , tenant have 30 day to consider .

Step 4, 1 month before lease expiration date , we will check in tenant's decision .

Step 5, Renew Signed

Step 6, notify owner we have renewed lease , new rent or same rent , lease term from which date to which date.

Step 7, our billing department will input new lease info into our Appofolio portal to be effective .
